What is Stamp Duty?
Stamp duty is a tax levied by state governments on property transactions in India. It is payable at the time of property registration and is calculated as a percentage of the property value or the circle rate, whichever is higher.
Stamp duty rates vary by state and are often different for male and female buyers. Some states like Maharashtra also levy additional cess (metro cess, LBT) in specific cities. Himachal Pradesh has slab-based rates where properties above a threshold attract higher duty.
In addition to stamp duty, buyers must pay a registration fee (typically 1-3% of the property value). Some states cap the registration fee at a fixed amount — for example, Maharashtra caps it at ₹30,000.
How This Calculator Works
Our calculator uses the latest stamp duty rates published by each state government. It accounts for gender-based concessions (Maharashtra, Delhi, Himachal Pradesh), city-specific cess (Mumbai metro cess, Pune LBT), slab thresholds, and registration fee caps.
